Daily tracking is based on the U.S. timezone.
We consider this the most reliable source for tracking listings and delistings without introducing operational noise. Some properties may never appear on any public listing platform because they are sold privately, this is accounted for in our Adjusted Estimated Revenue.
Realized revenue represents the revenue we attribute to delistings within the operational quarter. In some cases, Opendoor may relist a property due to a canceled sale or internal processing steps. When this happens, realized revenue is always recalculated to incorporate all changes.
Estimated revenue builds on realized revenue, recent revenue trends from the last two weeks, and the pipeline of homes under contract. The estimate for Q1 2026 is preliminary and may differ from the final outcome. As we continue to expand our organically tracked dataset from Opendoor, these estimates will become increasingly accurate.
P. Sold represents potential sales based on delisting events. This is a noisy metric, especially for recent dates — a delisting can be a listing revision, a cancelled sale, or a genuine closing. RETURNED events also carry noise, as a property may re-enter the market briefly before the sale finalises.
Since all data is recalculated in real time, recent figures will stabilise naturally as events settle over time.
When a property is delisted, returned to market, and delisted again, the sale date recorded is the final delisting event — not the original one. A property may cycle through multiple REMOVED → RETURNED → REMOVED sequences before the sale finalises.
The time Opendoor needs to close a sale depends on whether the transaction is financed or cash‑based, as Opendoor explains on its own website:
Because of this timing difference, we distinguish between the “operational quarter” and the “calendar quarter” when analyzing Opendoor’s performance. The operational quarter shifts the calendar quarter by the typical escrow and processing delays, giving a more accurate representation of when revenue is actually recognized.
